Questions owners ask
What do you charge?
Single family is 9% to 6.5% of collected rent, less as your portfolio grows. Multifamily is 8% to 5.5% by unit count. Short-term rentals are 20% to 17% of booking revenue. Portfolios of 25 or more get custom pricing. Placing a tenant is half a month’s rent. There are no other fees.
Am I locked in?
No. Month to month, no exit fee. We ask only for enough notice to hand things over cleanly.
Where do you manage?
Most of the Metroplex: Fort Worth to Dallas, Frisco and Flower Mound down to Arlington and Grand Prairie. Inside the line, the photo every two weeks is part of the service. Just outside it, say so when you book and we will talk at the walkthrough.
How do the guarantees work?
Same-day answer: message us on a business day and Glenn or Patrick replies that day, or that month’s management fee is free. Tenant replacement: if a tenant we placed leaves or is evicted within 12 months, we place the next one free. Leave anytime: no contract and no exit fee, and if you leave in your first 90 days we refund the management fees you paid.
How fast can you take over?
Walkthrough, a one-page plan, then live inside two weeks.
How do you handle repairs?
Small jobs we fix ourselves or send a vetted local trade, and you see the invoice at cost with before-and-after photos. Outside an emergency, anything over $300 waits for your yes.
When do I get paid?
By the 10th of each month, with a one-page statement: what came in, what went out, and why.
Short-term or mid-term rentals?
Yes, where the city allows it. Airbnb and VRBO end to end, plus furnished 30+ day stays. STR rules differ by city across the Metroplex, and keeping your property compliant is part of the service.
